Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $50.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Our nightly rates vary by season, day of week, and demand. Here's everything you need to know before booking: Base rates Nightly rates start from $179/night during slower periods and increase during peak season, holidays, and weekends. Summer rates (June–August) reflect peak Orlando tourism demand. Holiday weekends including Memorial Day, Fourth of July, and Labor Day are priced at a premium. Minimum stay A 3-night minimum stay is required for all bookings. This ensures a quality experience for our guests and allows our team adequate time to prepare the property to our standards between stays. Additional guest fee Our base rate covers up to 8 guests. Bookings with more than 8 guests are charged an additional $20 per person per night to cover extra housekeeping and property wear and tear. Maximum occupancy is 14 guests (10 adults). Please note that daytime visitors are counted toward the 8-guest allowance and are subject to the same additional fee. This policy exists to ensure all paying guests have full and comfortable enjoyment of the Windsor Island Resort clubhouse and amenities — we want your family's experience at the water park, lazy river, and resort facilities to be everything it should be, without overcrowding. Private pool heating The private pool is available year-round. Optional pool heating is available at $45 per night and must be applied for the entire duration of your stay. Please request pool heating at the time of booking so we can arrange it before your arrival. Security deposit A security deposit hold will be placed on your credit card and be released following guest checkout, provided the property is left in good condition per our house rules. Cleaning fee A one-time cleaning fee applies to all bookings. This covers our professional cleaning team's full turnover service between guests.
